FCTA Slaps ₦5 Million Fine on Illegal Property Conversions in Abuja.

The Federal Capital Territory Administration (FCTA) has imposed a ₦5 million fine on property owners who illegally convert residential buildings into commercial use in Abuja.

Targeted areas include Gana, Gimbiya, Aminu Kano, and Ademola Adetokunbo Streets, where homes have been turned into offices, hotels, and shops without proper approval.

The move follows recommendations from the Ad-hoc Committee on Land Use Review, which flagged widespread violations.

In addition to the fine, owners must pay 7.5% of the property’s capital value to formally convert land use, plus occupancy fees.

Failure to comply within 30 days may result in title revocation, property sealing, or demolition.

FCT Minister Nyesom Wike warned that enforcement will be strict and immediate.
